North American Investment Co. is a real estate
investment and commercial loan company that transacts business through
out the State of Maryland and occasionally elsewhere. Our business
model is divided in two parts.
The first part is commercial lending. We lend money to
business people who want to buy and/or renovate real estate and need
purchase money and/or renovation capital. It is expected that these are
short term loans in the nature of construction financing and that we
will be taken out by permanent financing in a 12- 18 month window. We
are equity lenders with the emphasis being on collateral more than cash
flow.
We have financed restaurants, single family home renovations, bars,
beauty parlors and other businesses that have involved the purchase of
real estate or collateralizing of currently owned real estate.
The second aspect of our business is the purchase, renovation and sale of residential and small commercial property.
We buy/fix/sell and do not rent. Our preference is single family homes
in Maryland and surrounding the Baltimore and Washington area.
We buy and sell through licensed real estate agents only. If an agent
brings us a house to buy, we usually give that agent the first option
to sell the property after renovation, so the agent gets the commission
in both directions. We pride ourselves on having strong agent/broker
relations.
Our purchases are always for cash and we settle as soon as the title
work as done. This can mean a very fast turnaround. Since we have two
full time crews, we can start on a house as soon as we take title or
get permission and can put the house right back on the market and into
the hands of the listing agent in very short time.
